Suburb pages are the entire strategy
A seller in Durbanville searches "estate agent Durbanville" or "property prices Durbanville". A page per suburb, carrying your real sold data and a genuine view of that market, beats a single About page in every case. This is also the one part of the site the portals cannot take from you.
Sold data is your only real proof
Every agent claims to be the area expert. Very few publish what they have sold, for how much and how quickly. Doing so is uncomfortable, and it is exactly why it works — it is the one claim on the page a seller can verify.
The portals own the listings. You own the relationship.
You will not out-rank Property24 for a suburb search and you should not try. What your own site is for is the seller deciding which agent to mandate — a completely different search and a far more valuable one. That page is about you, your area and your track record, not about stock.

A page per suburb, written by someone who lives there
Generic suburb pages are worthless and Google treats them that way. A page that names the schools, the security situation, what a three-bedroom actually goes for and what the traffic is like at eight in the morning is genuinely useful and cannot be copied by an agent who does not work there.
